→ When building your new home, the building inspector will take responsibility for follow-ups. Four visits are needed: 1- foundations and structure- 2 plumbing, electricity, insulation 3-interior and exterior finishing, 4-final inspection, all done according to the building code.

 

CENTURY OLD AND HERITAGE HOME

→ Inspecting heritage homes is one of our specialties. This type of construction requires experience and expertise which few inspectors possess. Whether it concerns stonework foundations, hewn wood structures, roof decks, mansard roofs, we will be able to explain in detail what each of these old construction methods involves and guide you in the purchase of this type of home.

LARGE HOUSE INSPECTION

→ Large homes can be challenging for a number of inspectors lacking the related experience. These exclusive, generally expensive, homes often have many complex mechanical systems, several bathrooms and washrooms and various other rooms not usually found in smaller homes such as saunas, interior spas, wine cellars, solariums, summer kitchens, gyms, indoor pools, green houses, etc. Also, some detached outbuildings may be included in the sale. We also inspect these, a service not often offered by inspectors. Thanks to our many years of experience in construction and inspection, we are familiar with these homes and their outbuildings, whatever their type or age.

 

AUDIT INSPECTION

RECONNAISSANCE INSPECTION

→ Following a prepurchase inspection, at the client’s request, the inspector returns to the inspected building to confirm that all the items noted as requiring action after the first inspection have been corrected according to code. This type of inspection can also include a check of all invoices provided by the contractors involved in the work.

→ When a particular problem comes up, we carry out a professional expertise involving a thorough targeted inspection. This type of inspection is required by an owner wishing to know the cause and consequences of a problem and the procedure needed to correct it.

CONDOMINIUM INSPECTION

→ We inspect all types of condominiums. Two procedures are possible. An inspection involving only the interior of the condo or the interior and the common areas. An interior inspection is simpler and less expensive. We consider this a minimum. However, in the case of an older building, when the contingency fund is low or for greater peace of mind, we recommend including the common areas. This procedure consists in inspecting outdoor and indoor areas that are not included in the condo such as a foundations, cladding, balconies, grounds, roof, garage, mechanical room, common areas, emergency exits, stairways and passageways.

SAFETY INSPECTION

→ We carry out a safety inspection when the owner wishes to get acquainted with any flaws in his building and find out if repairs are needed. The inspector investigates the whole of the building and produces a report detailing the corrective measures needed in the short, medium and long term.
