What type of inspections does Almo handle?

What is a pre-purchase inspection?

A pre-purchase inspection consists in a visual inspection aimed at checking the condition of a used building before finalizing a purchase. We carry out certain plumbing and electrical tests. This type of inspection does not involve unmasking hidden defects, dismantling electrical fixtures, opening up walls or floors or moving the owners’ belongings..

What is targeted in a pre-purchase inspection?

Contrary to many other firms and inspectors, Almo Inspection does not limit its investigation to the main building but includes auxiliary, attached and detached structures such as garages, sheds, pools and car ports. The cost includes the actual inspection, the report, travel costs, and all communications by e-mail and phone after the inspection.

What elements are included in a prior to purchase inspection?

We inspect the inside and outside of structures including mechanical systems, structures, grounds, the presence of mould and water ingress as well as the safety of the occupants. We follow the standards of theAIBQ the most demanding in Canada at present. Refer to “We cover more than 100 different specific building components” on the Home page.

How much does a pre-purchase inspection cost?

The cost of a pre-purchase inspection is $550 for a single family home and a minimum of $350 for a condominium. Prices may vary according to the age of the building, its size, its value and its distance from our office in Pont-Viau, Laval. Some inspection firms may offer lower prices but don’t forget to take into account the staff’s experience and training as well as the quality and extent of the service provided

What is an errors and omissions insurance?

Both Almo Inspection and its inspector hold an insurance policy for error and omission, as well as a civil liability insurance. These policies offer you protection when the Inspector fails to detect an important flaw which should have been mentioned in the course of the inspection and included in the report. If this should happen, you have the option of making a claim concerning the defect and have it corrected.

How long will a pre-purchase inspection take?

For a single-family home, an inspection should take at least three hours. In certain cases, it may take as long as four hours. Inspection focuses not only on the house but also on the documents provided by the owner such as the “Declarations by the seller”, as well as invoices and guarantees concerning past work on the home. Questions may be addressed to the owner if present. Our work not only consists in pointing out the flaws but of digging deeper, explaining the consequences if nothing is done and finding the underlying causes.

What type of report is produced after the inspection?

    After the pre-purchase inspection, a report is delivered within a maximum of two business days. It is written in a narrative style, easily understood by anyone. It includes large colour photographs, a table of contents and is grouped according to the different house components (electricity, plumbing, exterior, structures, etc.). Colour symbols clearly highlight the problems observed as well as a timetable for action (immediate, within a year, within three years)..
